DLD transfer 4 percent of the purchase price, customarily on the buyer. Plus fixed government fees of around AED 1,100: administrative fee 580 for ready property (40 for off-plan), title deed 250, site plan 250, knowledge and innovation fee 10 each.
Trustee fee AED 2,000 plus VAT below a purchase price of AED 500,000, AED 4,000 plus VAT above it. Set automatically from the price. With a mortgage, 0.25 percent of the loan plus AED 290 would be added, which is not included here.
Agency commission on purchase around 2 percent plus 5 percent VAT. Negotiable, there is no statutory rate.
The service charge is paid by the registered owner (Law No. 6 of 2019). It already contains the reserve fund required by law (sinking fund, Art. 25(e)(8)), the insurance of the common areas, the management of the development and 5 percent VAT. A second reserve does not belong in the calculation. The real figure is in your Owners Association statement and can be checked through Mollak.
Property management is optional, customarily 5 to 8 percent of the annual rent. Set it to 0 if you let the unit yourself, and then budget for more vacancy.
Not included, because they are not your costs: the letting commission of around 5 percent of the annual rent is customarily paid by the tenant in Dubai, as is the Ejari registration of AED 178 to 220 (Art. 22 Law No. 26 of 2007). The 5 percent housing fee runs through the tenant's DEWA bill.
Assumption, not documented: the four weeks of vacancy. There is no robust published figure for the Dubai residential market, and the numbers in circulation come from management firms reporting on their own portfolios. The value is set so the calculation does not assume full occupancy.
Assumption, a matter of contract: the maintenance of your own unit. What the tenant carries and what you carry is in your tenancy contract, usually with a cap per incident. Preset to 0 so nothing invented sits in the result.
