Gross yield (ROI) sets the annual rental income in relation to the purchase price, without accounting for running costs.
Example: AED 100,000 annual rent at an AED 1.5 million purchase price gives around 6.7 percent gross yield. By international comparison Dubai is considered strong on returns, yet the gross figure leaves out Service Charges, vacancy and management.
For a realistic comparison, the Net Yield is what counts.
