Our view

What sits behind the numbers.

A price list tells you what an apartment costs. Our job is to say who it suits and what to watch for.

Who it suits

Buyers who want to live or rent out centrally without waiting years for a handover. Owner-occupiers get Sheikh Zayed Road, City Walk, Water Canal, Downtown and DIFC within three to ten minutes. Investors get an entry below AED 2M (1 BR Type B) or, from the 1 BR Type A upwards, a unit that opens the Golden Visa route.

Built, not promised

With a completed building you check light, orientation, materials and noise on site, not from a rendering. Rental income is possible from transfer, with no construction period in between. The flip side: the purchase price is paid mostly at transfer rather than spread over years, which changes liquidity planning considerably compared with off-plan.

The price logic

Based on total area, units sit at roughly AED 2,350 to 2,730 per sqft. The smallest apartment is the most expensive per square foot, the large 2 BR Type A the cheapest. The first-floor terrace unit works out at around AED 1,930, because well over a third of its area is outdoor space. Higher floors carry a premium of roughly 3 to 8 percent per type.

What we look at

Elemental 78 is the first project of a new developer. There is no handover history of its own, but the risk is lower than off-plan because the building stands. Before purchase we clarify service charges (not yet published), the snagging condition of the specific unit, title deed and Ejari status, and the surrounding pipeline: further projects are rising in Jumeirah Garden City that will compete for the same tenants.

Al Barari DNA in the city

Greenery here is not decoration but part of the architecture and shared spaces: planted balconies, green pockets on the podium, a rooftop garden above the city. Behind it is the family that turned Al Barari, with The Farm, The Bay and Heart and Soul, into one of Dubai's best-known residential communities. In a district of dense urban fabric, that is the differentiation that counts in resale and rental.
