No other project in Dubai divides opinion more. So we say clearly who it suits, and what you should know beforehand.

Who it suits

Buyers looking for a globally unique lifestyle and trophy asset, often as a second home, collector’s piece or statement. A floating villa with an underwater bedroom exists nowhere else. Anyone seeking predictable ongoing income finds it in the guaranteed yield programme (see below); the open question remains resale liquidity, not cash flow.

Yield programme

On selected properties the developer offers a guaranteed net return of 8.3% over 12 years, alternatively 10% over 10 years. A strong argument, but not a blank cheque: a guarantee is only as good as the guarantor, and such commitments are, in our experience, priced into the purchase price. We review with you the contract wording, the term conditions and the substance behind it.

What we watch for

The Heart of Europe has a long construction history that has been rescheduled several times. We review with you the real construction status of the specific island and unit, the payment flow against construction progress, and the operating concept, before you commit.

Concentration & liquidity

One asset, one developer, one island location. That concentrates both opportunity and risk. The secondary market for floating villas is thin and opinionated. We are honest about resale, rather than talking it up.
