137 residences on their own Palm Jumeirah beach, built around one idea: living well for longer. Architecture by Zaha Hadid Architects, 26,000 m² of gardens by Vladimir Djurovic, service by Dorchester Collection.
The Alba is OMNIYAT’s next project on Palm Jumeirah, after One at Palm Jumeirah, AVA and ORLA. Zaha Hadid Architects designed curved, low-rise buildings that rise out of a tropical garden, with 250 metres of private beach in front. Landscape architect Vladimir Djurovic plans 26,000 m² of gardens, water and shaded paths.
At the heart of the concept is a 3,000 m² longevity and wellness centre with diagnostics, regenerative medicine, physiotherapy and spa, for residents only. Dorchester Collection is the service partner. The project has two parts: The Alba Residences (72 units, three and four bedrooms, penthouses) and the fully furnished Alba Resort Residences (65 units, two and three bedrooms).

A factsheet tells you what a project is. Our job is to tell you who it fits and what to watch for.
Buyers who want to live on the Palm, but not in a tower. Low-rise buildings, garden, beach, and a health offering you would otherwise look for in a Swiss clinic. The Resort Residences are the entry point, furnished and rentable; the four-bedroom residences are a family seat.
The Palm has many beach addresses. Rare is the combination of Zaha Hadid architecture, Dorchester service and a dedicated 3,000 m² longevity centre. That argument will still hold in ten years, when the number of new buildings on the Palm has long grown.
The Alba is ultra-prime. Palm Jumeirah is Dubai’s most liquid luxury market, yet the buyer pool at this price level is small. We review unit, sea orientation and service charges before you commit.
Per the factsheet 60 / 40, tied to construction progress: 5% booking, 20% on contract, then 10 / 5 / 10 / 10% at defined milestones, 40% on completion. Linking instalments to milestones rather than calendar dates protects you if construction is delayed.
A private resort for 137 households, with beach, gardens and its own health centre. A selection:
Dorchester Collection provides 24/7 concierge, doorman, valet, security, housekeeping and spa coordination. On request: catering, floristry, travel planning and yacht charters. The Resort Residences are handed over fully furnished, with European brand furniture and home automation.
We check which units are actually still available and send floor plans, prices and the payment plan, with our assessment of position in the ensemble, orientation and service costs. Confidential, no mailing lists.
