Acquisition strategy

Before we show a single property, we clarify objective, segment and community and, where sensible, diversification across locations and holding horizons. You receive a few fitting options rather than endless lists.

Developer & project assessment

We review track record, completion history, escrow structure and construction status. That separates dependable developers from marketing promises before you commit for years.

Location & community logic

Micro-location beats address: sightlines, orientation, the neighbourhood pipeline and community maturity. We frame what will carry value tomorrow, not only today.

Price & deal review

Using our own comparable transactions, we assess whether the price holds and where there is room to negotiate. We factor the payment plan and transaction costs in honestly.

Yield & cashflow analysis

Gross is easy; net is what decides: service charges, lettability, holiday versus long-term rental. We calculate the real cashflow, not the brochure yield.

Exit & sale timing

The gain is made at purchase and realised at sale. We assess holding period, resale liquidity and market windows, with indicators rather than gut feel.
