Off-Plan

Off-plan describes the purchase of a property that is not yet completed, directly from the developer and before handover.

The appeal lies in the entry price and the staggered payment plan: you pay in instalments over the construction period rather than the full sum at once. By completion the market value can rise, which leverages the capital committed.

The flip side is completion and market risk: build dates slip, and the later value is not guaranteed. In Dubai the legally required escrow account protects buyers' instalments, because the developer may only draw on it after verified construction progress.
