What it is
Marsa Al Saadiyat is the new stretch of coast on the north-west shore of Saadiyat Island, ten minutes from the Louvre Abu Dhabi and minutes from the beaches and the international universities. Talay is the first residential development there. Instead of towers, there are detached villas in two collections, set among water channels, courtyards and gardens drawn from Emirati tradition. Prices start at around 13.5 million AED, a developer figure and not an offer.

Location
Saadiyat is Abu Dhabi's cultural island: the Louvre, teamLab Phenomena, the Guggenheim and the Zayed National Museum under construction, plus natural beaches and NYU Abu Dhabi one kilometre away.
International schools within reach: the American Community School, MUNA British Academy, AFLEC and Cranleigh. A further school is planned within the community.

Architecture
The design draws on three elements of Gulf architecture: the aflaj, a historic irrigation system, here a water channel running through the community, the areesh, a pavilion of woven palm fronds reinterpreted by Emirati architect Abdalla Almulla, and the majlis, the open reception space, as an outdoor pavilion for gathering.
This is the difference from the interchangeable villa facades of recent years: here the form comes from the place, not from a catalogue.
The community

Community and children's pool, play areas, picnic lawns and a dog park. The villas have four to six bedrooms, the plots up to 883 square metres. A community built for permanent residents, not short-term letting.

Jogging routes, cycle paths, water channels on the aflaj principle and a landmark fountain in the Talay collection. Talay Beach adds padel, a multipurpose hall and a harvest garden. Beach up to one kilometre long.

A gated community with round-the-clock security, a retail hub with cafés, dining and shops up to one kilometre away, charging points for electric cars and a dedicated maintenance service.

Measured against the register
We sell Talay, and we consider the location one of the best in Abu Dhabi. Even so, we say up front what the register data supports and what it does not. Three points, honestly.
For apartments, the registered price per square foot on Saadiyat in 2026 is around 3,700 AED, practically level with Palm Jumeirah. There is no longer an entry discount against Dubai's prime locations. For villas at Marsa Al Saadiyat there is no comparison basis at all, because there are no registered resales there yet. It is a new development area.
The roughly 49 percent year-on-year rise circulating about Saadiyat shrinks to about 6 percent once you compare only the same projects. The rest is mix: almost nine in ten sales are off-plan, and every pricier launch lifts the average. A percentage yield forecast for a villa completing in 2029 is a claim, not a calculation.
The Sphere Abu Dhabi is under construction, due around the end of 2029. The announced Disneyland is so far a design without a build schedule. You pay today for surroundings that will be fully in place in four to seven years. That can work out, you should just go in with open eyes.
Have another offer on Saadiyat or in Dubai? Send it to us and you get the last registered price in the same project.
A villa on Saadiyat can be the right decision. Not because of a percentage on a slide, but because the location, the developer and your time horizon fit together.
Our approach
Talay is one of several Aldar projects in our portfolio. We only show it when it fits the profile.
01
Every price against the registered sales, incidental costs and service charges.
02
First the profile, then the location, then the unit. Villa or apartment, Abu Dhabi or Dubai.
03
From selection through reservation to handover, no portal, no call centre.
