Yes. In the designated freehold areas, foreign investors can acquire full ownership without restriction. These include Palm Jumeirah, Dubai Marina, Downtown Dubai, Emirates Hills, Dubai Hills Estate and other freehold communities.
Dubai Land Department fee of 4 percent, DLD registration of AED 4,000, broker commission typically 2 percent (plus 5 percent VAT), and a developer NOC fee of roughly AED 1,000 to 5,000. For off-plan, some of these items do not apply. We provide a full cost breakdown before every deal.
From a property investment of AED 2 million, a 10-year Golden Visa can be applied for, including family members. We guide the entire application process in cooperation with recognised legal partners in the UAE.
A purchase can be completed fully remotely. We coordinate digital viewings, due diligence, powers of attorney and notary appointments. Many of our German-speaking clients finalise transactions without travelling beforehand.
Gross rental yields in Dubai range between 5 and 8 percent depending on the segment, well above European metropolises. For every property we provide a conservative cash-on-cash calculation, not the broker brochure.
