What it is

Seen and not seen.

Muraba Veil is not another tower of apartments but a deliberately small house in the vertical: 131 residences across 73 floors, each with two orientations, most with their own open-air garden and pool. Instead of density, Muraba sells seclusion, privacy and a closeness to nature, unusually high above the city. When you want to be seen, there is a rooftop restaurant and a wellness club deep in the foundations. When you do not, you stay in your own garden.

View over Dubai with the Burj Khalifa and the Dubai Water Canal

Location

At the city's crossing point.

Muraba Veil stands where Dubai's central waterway, the Dubai Water Canal, is crossed by its main transport artery, Sheikh Zayed Road, in Al Wasl. Across the highway lies Downtown Dubai and the Burj Khalifa.

Jumeirah Beach is about a ten-minute bike ride away, or roughly thirty minutes on foot along the canalside. Safa Park sits right next door. It is hard to live more centrally in Dubai.

Architecture

Slender, not spin.

On all its projects Muraba works with the Pritzker Prize-winning studio RCR Arquitectes and the engineering firm WSP. The result is a tower 380 metres tall at only around 22.5 metres wide, one of the slimmest residential silhouettes in the city. The shimmering, veil-like envelope that gives the house its name filters light and sightlines.

Every residence is dual-aspect, oriented to two sides, with cross-ventilation, daylight from several directions and ceiling heights from 3.2 to 4.2 metres. Muraba previously built Muraba Dia on Palm Jumeirah; Veil is the second house in this spirit.

The residences

A garden in the air.

Two to four bedrooms, as Residence, Pool Residence, XL or Duplex. What nearly all of them share is their own outdoor space, high above the city.

Private garden and pool

Most residences have their own open-air garden, many also a private terrace pool. On the larger types the outdoor space is bigger than the interior; the garden here is not a balcony but a second room in the open air.

Light from two sides

Dual-aspect means each home opens in two directions. That brings cross-ventilation, morning and evening light, and two different outlooks, towards the canal and skyline or out to the Gulf.

Why people buy here

Not needed. Wanted.

Muraba Veil does not sell on a yield figure, it sells on a feeling. Anyone buying at this level does not need another apartment, they want this one: a retreat, a private garden above the city, a home that needs no explaining.

Our job is not to talk you out of that. It is to give the feeling a sound foundation, so that in the end both hold: the wanting, and the numbers behind it.

And measured anyway

So the feeling does not stand alone.

Even a purchase made from desire can take three sober checks. Not to diminish it, but to secure it.

01

The price per sqft depends on what is counted

The smallest 2-bedroom Residence costs around AED 13.5m at 3,838 sqft total, roughly AED 3,520 per sqft. On the interior area of 2,219 sqft alone it is about AED 6,090 per sqft. Both figures are correct; they simply measure different things. Garden and terrace are real value, but not conditioned interior space. Always compare offers on the same area basis.

02

There is no comparable figure for this tower yet

Veil is a new launch, completing late 2028. There are no registered resales in the building, and RCR architecture of this kind has barely a second example in Dubai. Anyone quoting you a percentage uplift or rental yield is projecting it, not measuring it. Context comes from the developer, comparable prime addresses and the number of similar units completing in the same years.

03

Running costs are high in absolute terms at this size

Anticipated service charges are stated by the developer at AED 38 per sqft per annum. On the smallest unit that is already around AED 146,000 a year, and a multiple of that on the large residences. That is not unusual for this segment, but it belongs in every calculation before anyone talks about yield.

Have an offer in Muraba Veil or another prime address? Send it to us and we will place the price, area and running costs in context.

At the top of the market, what counts is not how loudly a project presents itself, but how it is built, who stands behind it and what the area actually contains. That is exactly what we work through with you.

Our approach

Advice, not sales pressure.

Muraba Veil is one of several prime addresses in our portfolio. We show it when it fits the intent, as a home or as a long-term investment.

01

Check, don't sell

Price, area basis, service charge and comparable properties, calculated together, not glossed over one by one.

02

Intent before object

Living in it, letting it or holding it are three different calculations. Intent first, then the unit and the floor.

03

Registration first

On a sought-after launch, timely registration decides access. We handle it before the unit you want is gone.
