What it is

An office that is more than a floor.

The Yards is Beyond's 165,000 square metre masterplan on Sheikh Mohammed Bin Zayed Road, a landscape-led district where more than seventy percent of the ground stays open and green. Plaza the Yards is its commercial core: four office blocks read as one composition, over a base of retail and dining, with a courtyard, terraces and a pool deck between them. Sold shell-and-core, the fit-out is the buyer's.

Location

On the artery, not on the edge.

The Yards sits in City of Arabia on Sheikh Mohammed Bin Zayed Road, one of Dubai's two main arteries. Silicon Central three minutes, Global Village ten, Mall of the Emirates fifteen, Downtown around twenty, DXB airport twenty-three.

For a company address, what counts is the link to the artery and to staff arriving from every direction. This location delivers exactly that, without the rents of the prime districts.

Architecture

Four volumes, one presence.

From a distance four buildings read as a single form. A continuous facade of aluminium louvers and glass unites them, filters the light and gives the monolithic form depth. At ground level it all opens up: the architecture becomes permeable, with routes through and around the buildings.

That is the difference from the usual office tower: here the ground floor is not a lobby to pass through but a public realm of courtyard, landscape and retail.

What to know before buying an office.

Offices are in demand in Dubai right now, and the figures around them are often too smooth. Three points before you do the maths.

Shell-and-core is not the final price

What is sold is the bare space: structure, envelope, connection points. Partitions, floors, ceilings, services and furnishing are the buyer's. Depending on standard, the fit-out can be a substantial share of the purchase price. Any yield calculation that leaves it out is set too high.

For this location there is no office benchmark

The Yards is a new district, extended into commercial use from a residential masterplan. There are no registered office resales there yet. Anyone quoting you a percentage yield for an office completing in 2029 is projecting, not measuring.

Offices yield more than housing gross, letting decides net

Across the Dubai market, the gross rental yield for offices has recently been above that for housing (as of our September 2026 analysis). That is market context, not a promise for this building. Net depends entirely on occupancy, fit-out cost and service charge, and for an off-plan office those are not yet fixed.
